When You Get Keys After a Home Closing in MA

Buyers often wonder when you get keys after a home closing in MA. The fact is, it’s not always when you’re done signing paperwork. This can be surprising to some home buyers who plan to start moving immediately after leaving the closing. There are a few factors that can influence key exchanges. Here’s what you should know as a home buyer.

Steps to the Closing Process

There are several steps to the closing process. First, both sellers and buyers must sign paperwork. Once this is complete, the signed deed and mortgage must go on record at the local Registry of Deeds. Lastly, funds are exchanged (seller receives proceeds from sale). Once all of these steps are completed, then the sale has officially and completely gone through.

Closing Location

Closings often take place at either an attorney’s office or at the registry of deeds. When at an attorney’s office, a courier normally takes the necessary paperwork to the Registry of Deeds shortly after signing. Depending on the distance, traffic, and lines at the registry, this can take anywhere from 1-2 hours after all parties have signed. Some opt to close right at the Registry of Deeds to eliminate the extra delay.

When You Get Keys After a Home Closing in MA

Given all of the information above, when you get keys after a home closing in MA really depends on the sellers and/or their attorney. Some prefer to wait until the sale is on-record and funds are fully received. This presents the least amount of risk to a seller. Others willingly hand over keys right at the closing table after signing. Buyers may want to inquire ahead of time as to the seller’s intentions so they can plan accordingly. Additionally, this key exchange process is one of many reasons why maintaining a good relationship with sellers throughout the home buying process can be helpful. Sellers and buyers are generally more flexible with one another when past interactions have been amicable.
